The short answer

What does a vacation rental direct booking website need?

A vacation rental website needs a calendar that stays in sync with the listing platforms, a booking form that shows the total price including cleaning and other mandatory fees before checkout, and secure card payment. It should show your short-term rental registration or licence number where your city requires it, plus house rules, cancellation terms and photos of every room.

Built in

What every vacation rental website includes

  • A booking engine with the total up front

Guests choose dates and see one total that already includes cleaning, pet and other mandatory fees, with taxes clearly shown. It is what the FTC’s fees rule asks of US lodging, and it stops the checkout surprise that sends guests back to the platforms.

  • Calendars synced with the listing sites

Availability syncs with the platforms you list on through calendar feeds or your channel manager, so a date booked anywhere closes everywhere. A direct connection to a property management system is scoped with an advisor and quoted.

  • Registration numbers on every property page

Each property page carries its short-term rental registration, permit or licence number in the format your city or province uses. Managers with many homes enter each number once and it appears on that home’s page and booking screen.

  • Secure payment and deposits

Card payments, a deposit now and the balance later, and a damage deposit or hold where you use one, through the payment processor you choose. Card details never touch your site.

  • House rules and cancellation terms before payment

Occupancy, quiet hours, pets, parties and the cancellation policy appear before the guest pays, and they tick to accept. Disputes are shorter when the rules were agreed at booking.

  • Room-by-room photos and accessibility facts

A gallery for every bedroom and bathroom, a floor plan and plain facts on steps, ground-floor sleeping and bathroom access. Guests with a mobility need book when they can see it.

  • Area guides that rank

Short local guides on walks, restaurants and rainy days, written for the searches guests make while planning a trip. They bring guests to your site before a platform shows them a competitor.

  • Returning guests offered first

An opt-in list for past guests that offers next season’s dates before the calendar opens to all. Repeat stays booked direct are the cheapest bookings a host gets.

Compliance

The rules for vacation rental hosts, handled in the design

Short-term rental rules increasingly reach the listing itself: a registration or licence number in every advert, and in the US the full price with fees up front. These are the rules we design around in Canada, the US, Scotland and the EU, each linked to the body that sets it.

Sources gathered October 1, 2026. This is how our designs handle these rules, not legal advice: rules change and differ by province and state, so your city or provincial registry, your licensing office or a lawyer has the final word, and you approve every page before it goes live.

  • British Columbia

Registration and licence numbers on listings

BC hosts register with the provincial short-term rental registry, receive a registration number for each rental and must show it on their listings, together with the local business licence number where the local government requires one. BC designs print both on each property page and in the booking summary.

Government of British Columbia — Register as a short-term rental host

  • Toronto

The City registration number in every listing

Toronto operators register with the City and must post the City-issued registration number on all their advertising and listings, prominently on the main page of each advert, and on invoices and receipts too. Toronto designs show it beside the property name and on the booking confirmation, not only at the foot of the page.

City of Toronto — Short-term rental operators and hosts

  • Quebec

    The tourist accommodation registration number

Quebec’s Tourist Accommodation Act requires a registration number for lodging offered to tourists for 31 days or less, and that number must appear in the establishment’s advertising; a digital platform may not carry an offer without it. Quebec designs carry the number on each property page and in the booking confirmation.

LégisQuébec — Tourist Accommodation Act (chapter H-1.01)

  • New York City

    Local Law 18 registration

New York City’s Local Law 18 requires short-term rental hosts to register with the Mayor’s Office of Special Enforcement, and booking services may not process transactions for unregistered rentals. A New York design shows the registration number and links to the City’s own page on the conditions attached to it.

NYC Office of Special Enforcement — Short-term rental registration

  • Scotland

Short-term let licence number in adverts

A mandatory condition of every Scottish short-term let licence is that any listing or advert, electronic or not, includes the licence number and the maximum number of guests, plus the energy rating where one is required. Scottish designs place these on each property page and in the booking summary.

    legislation.gov.uk — Licensing of Short-term Lets Order 2022, Schedule 3 (mandatory conditions)

  • EU

Registration numbers under the EU short-term rental rules

The EU regulation on short-term rental data, applying from 20 May 2026, says that where a registration procedure applies, hosts show their registration number in each listing and platforms must make room for it and check it. EU designs show the number on each property page as well, so the direct site matches the platforms.

    EUR-Lex — Regulation (EU) 2024/1028 on short-term rental data

  • US

    The total price, fees included

The FTC’s Rule on Unfair or Deceptive Fees covers short-term lodging: a price offered must be the total price including mandatory fees, shown more prominently than other pricing information, with taxes and government charges allowed to be shown separately. The booking screen in every US design leads with that total.

Questions

Vacation rental hosts: common questions

How much does a vacation rental website cost?
A vacation rental website of up to 25 pages is $1,500 paid upfront, or $150 a month for 12 months, and it is yours after the 12th payment. A larger site of up to about 100 pages is $4,000, or $400 a month. Hosting and care is $29 or $49 a month. Prices are in US dollars.
Do I have to show my short-term rental registration number on my own website?
In a growing number of places, any listing or advert must carry it. British Columbia, Toronto, Quebec, New York City and Scotland all tie a registration or licence number to short-term rentals, and the EU’s rules add registration numbers across member states from May 2026. A direct booking page is an advert, so we show it on each property. The exact format and where it must appear differ by city. Your local registry or licensing office has the final word.
Will my direct booking calendar stay in sync with the listing platforms?
Yes. The site’s calendar exchanges availability with the platforms through calendar feeds or through your channel manager, so a booking taken anywhere closes those dates everywhere. Feeds refresh on a schedule rather than instantly, so busy hosts usually connect through a channel manager, which we scope with an advisor and quote before building.
Do I have to show the full price, including cleaning fees, upfront?
In the US, the FTC’s fees rule requires short-term lodging to show a total price that includes mandatory fees such as cleaning or resort fees, more prominently than other pricing, with taxes allowed separately. Elsewhere it is still the fairest approach, and our booking engine leads with that total in every version.
Can you build a guest app or owner portal for my vacation rentals?
Yes, as a separate project scoped with an advisor. A guest app holds the arrival steps, the door code on arrival morning, the house manual and checkout steps. An owner portal lets each property owner see bookings, block dates and download statements. Both connect to your booking data where your systems allow it.
Will my vacation rental website rank on Google?
It launches with the technical SEO done: fast pages, clean structure, structured data, local pages and redirects from your old site. To keep climbing, a BOOSTD SEO plan from $149 a month runs 262 checks on your site every week, fixes what is safe to fix and gets the rest ready for your OK.No one can promise a position on Google, and we never do. Google warns businesses about anyone who does.
How long does a vacation rental website take to build?
About 4 weeks for a local site and about 8 weeks for a larger one, counted from the day we have your content, logo, photos and licence details. A larger site is planned with an advisor first, so its timeline is confirmed in writing before any work starts. Before launch you make a test booking, check the total price and the synced calendar, and nothing goes live until you approve it.
Can I get one of these vacation rental website designs?
Yes. Each is a complete, ready-to-launch website design BOOSTD made for vacation rental hosts. Pick one and we make it yours, with your name, colours, photos, content and the licence or compliance details your industry expects, from $150 a month and yours after 12 payments.Approved client sites are shown with a “Client work” tag, and only with the client’s written permission.
