The short answer

How does a real estate agent website show MLS® listings?

Through an IDX feed your board or association authorizes. In Canada that is usually CREA’s DDF® or your board’s own feed; in the US most boards now deliver it through the RESO Web API. Listings then update automatically, and the site must follow the board’s display rules, including naming the listing brokerage.

Built in

What every real estate agent website includes

  • Listings from your board’s feed

IDX search with maps, filters and saved searches, fed by CREA’s DDF® or your board in Canada and the RESO Web API in the US, updating on their own.

  • Home valuation pages

“What’s my home worth?” pages that ask for an address and send a seller lead to you, answered by an agent rather than an automatic number.

  • Neighbourhood pages

One useful page per area you sell: what homes sell for, schools and transit, and your listings there, written from real local knowledge.

  • Alerts and lead routing

Saved searches, showing requests and valuation requests go to your CRM and phone right away, and buyers get alerts they opted into.

  • Agent and office pages

For teams and brokerages: a profile for every agent with their listings, a page per office, and a recruiting section.

  • Fast, even with thousands of listings

Listing pages load quickly on phones and are built for search engines to read, with sold and expired listings handled cleanly.

Compliance

The rules for real estate agents, handled in the design

Licence lines, listing notices and advertising rules are built into every template, so you are not adding disclaimers after launch. Each rule links to the regulator or association that sets it.

Sources gathered October 1, 2026. This is how our designs handle these rules, not legal advice: rules change and differ by province and state, so your compliance officer, broker of record or regulator has the final word, and you approve every page before it goes live.

  • Canada

    DDF® and board feed rules

CREA’s DDF® lets members send listings to websites, and members choose where their listings go. Your site shows listings only through a feed you are authorized for and follows its display rules: attribution, update timing and the notices your board requires.

CREA — DDF® Policy and Rules (February 2024)

  • Canada

    REALTOR® and MLS® marks

REALTOR® identifies members of CREA, and only REALTOR® members may use the MLS® marks, in their trademark form. The designs use the marks correctly and carry the trademark notice your board supplies.

    CREA — Trademark protection

  • Ontario

    Brokerage name, clearly and prominently

Advertising, websites included, must show the brokerage’s name as registered with RECO, clearly and prominently, and that covers agent and team websites. Every design keeps the brokerage name in the header or footer and on each listing.

RECO — Bulletin 5.1, Advertising requirements

  • US

    IDX display rules

Under NAR’s IDX policy, which MLSs adopt with their own rules, each listing must name the listing brokerage in a readily visible way, and the data must be refreshed at least every 12 hours. Listing templates have the attribution line built in.

NAR — IDX Policy, Policy Statement 7.58

  • US

Fair housing in every listing and area page

The Fair Housing Act makes it unlawful to publish a housing advertisement that indicates a preference, limitation or discrimination based on a protected class. Area pages describe homes and amenities, never who “should” live there, and the Equal Housing Opportunity logo has a place in the footer.

    US — Fair Housing Act, 42 U.S.C. 3604(c)

  • US

    The REALTOR® mark

REALTOR® means a member of NAR, is not a licence designation, and is written in capitals with the ® symbol. Designs use it only for members and never as a generic word for an agent.

Questions

Real estate agents: common questions

Can my website show MLS® listings?
Yes. We connect the IDX feed your board or association authorizes, so listings update on their own and follow the board’s display rules. In Canada that is usually CREA’s DDF® or your board’s feed; in the US most boards use the RESO Web API. You request the feed; some boards charge their own fee.
How much does a real estate agent website cost?
A real estate agent website of up to 25 pages is $1,500 paid upfront, or $150 a month for 12 months, and it is yours after the 12th payment. A larger site of up to about 100 pages is $4,000, or $400 a month. Hosting and care is $29 or $49 a month. Prices are in US dollars.Your board may charge its own IDX or feed fee, which is separate.
What is the difference between a realtor website and a real estate agent website?
None in what it does. REALTOR® is a trademark: it means a member of CREA in Canada or NAR in the US, not a kind of website or a licence. Members can use it on their site, in capitals with the ® symbol, and we set it up that way.
Will a real estate website bring me seller leads?
That is what the home valuation pages and neighbourhood market pages are for. A seller asks what their home is worth, an agent answers with a real estimate, and the request goes straight to your phone and CRM. How many arrive depends on your market and how much you invest in SEO.
Do you build websites for real estate teams and brokerages?
Yes. Team and brokerage sites have agent profiles with each agent’s listings, office pages and a recruiting section. A site of up to about 100 pages is the growth website at $4,000; larger brokerage platforms are quoted.
Will my real estate agent website rank on Google?
It launches with the technical SEO done: fast pages, clean structure, structured data, local pages and redirects from your old site. To keep climbing, a BOOSTD SEO plan from $149 a month runs 262 checks on your site every week, fixes what is safe to fix and gets the rest ready for your OK.No one can promise a position on Google, and we never do. Google warns businesses about anyone who does.
Can I get one of these real estate website designs?
Yes. Each is a complete, ready-to-launch website design BOOSTD made for real estate agents. Pick one and we make it yours, with your name, colours, photos, content and the licence or compliance details your industry expects, from $150 a month and yours after 12 payments.Approved client sites are shown with a “Client work” tag, and only with the client’s written permission.
